Thinking About Selling Your House? Watch This First

Selling your home is a big decision. Sometimes the hardest part isn't figuring out where you're going next, but deciding whether it's actually time to leave the home you're in.

Maybe your children have moved out. You’re approaching retirement. Your job is changing. You’re being asked to return to the office. Or you simply realize your current home no longer fits the way you live.

In Episode 7 of the Bryan Realty Group conversation series, Michael and April discuss the questions homeowners should consider before deciding whether to sell, rent, renovate, or stay.

When Does It Make Sense to Move?

Life changes can change what you need from your home.

For some homeowners, an empty nest means a large house, yard, pool, or extra rooms have become more work than they need. Others may want to move closer to children or grandchildren.

Before deciding to sell, ask yourself:

Does my current home still fit the life I'm living today?

If you're considering downsizing, think about the space you'll actually need—including bedrooms, an office, storage, guest space, outdoor areas, and future housing costs.

Downsizing doesn't necessarily mean choosing the smallest home possible. It's about finding the right amount of space for your next chapter.

What If Your Job or Location Changes?

Remote work changed where many people chose to live. But returning to the office can make a once-convenient home feel much farther away.

That creates another question:

Do I keep the home I love, or move closer to work?

Mortgage rates are part of that decision, but they aren't the only factor. Commute time, finances, career plans, and long-term goals all matter.

Should You Sell or Keep Your Home as a Rental?

If you're relocating, keeping your current home as a rental may be another option.

This can be especially relevant for homeowners who expect to move again, including military families.

Before becoming a landlord, consider:

  • Potential rental income
  • Property management
  • Maintenance and repairs
  • Local rental demand
  • HOA restrictions
  • Insurance and other expenses
  • Whether you may want to return to the property

Selling and renting both have financial and practical considerations, so look at the bigger picture before deciding.

Don't Let Mortgage Rates Make the Entire Decision

A lower mortgage rate can make leaving your current home difficult to consider.

But your housing needs matter too.

If you've outgrown your home, need to relocate, want to downsize, or your circumstances have changed, waiting for rates to return to a previous level may not solve the underlying problem.

The episode also discusses exploring financing options, including situations where seller contributions toward an interest-rate buydown may be available.

The important thing is to look at your complete financial situation, not just one interest-rate number.

What If You Love the Location but Not the House?

Selling isn't always the answer.

If you love your neighborhood and location but the house needs work, renovation could be worth considering.

Before spending significantly on improvements, ask:

  • Will this solve a problem for us?
  • Does the cost make sense?
  • Could it improve future resale appeal?
  • Are we over-improving compared with nearby homes?

Professional advice can help you determine which improvements are worth making and which may not provide enough value.

Thinking About Selling? Start With a Conversation

One of the biggest takeaways from Episode 7 is that you don't have to decide immediately.

Sometimes the first step is simply gathering information.

A real estate professional can help you understand:

  • What your home may be worth
  • Which improvements may be worthwhile
  • What selling could look like
  • Whether renting is an option
  • What alternatives you have

And sometimes, the best advice may actually be to stay.

The goal isn't to push you toward a sale. It's to help you understand your options and make a decision based on your circumstances.

If You Decide It's Time to Sell

If selling does make sense, preparation matters.

Before listing, consider getting professional advice about repairs, updates, pricing, and which improvements could actually make a difference to buyers.

Not every issue that bothers you will matter equally to a potential buyer. Prioritizing the right improvements can help you avoid spending money where it may not provide meaningful value.

The Bigger Question: Why Are You Staying or Going?

Instead of only asking:

“Should I sell my house?”

Ask:

“Why am I staying?”

Are you staying because your home still works for your lifestyle?

Or are you staying because moving feels difficult?

Are you considering selling because you genuinely need a change—or because you're reacting to something you've heard about the market?

A job change, retirement, empty nest, relocation, financial changes, or wanting to be closer to family can all change what makes sense.

There isn't a one-size-fits-all answer.
